In execution of a certain deed of trust dated August 18th, 2005, recorded in the Clerk's Office of the Circuit Court of Shenandoah County, Virginia, in Deed Book 1232, Page 762, (modified in Deed Book 1357, Page 890), made by Richard R. Donovan and Virginia L. Donovan, husband and wife, the undersigned Substitute Trustee, at the request of the Beneficiary, will offer for sale at public auction, all that certain tract of real estate, together with all improvements thereon, located about 1.0 mile west of the Town of Woodstock, Stonewall Magisterial District, Shenandoah County, Virginia, being more particularly described on the plat of survey made by Michelle Biller, Land Surveyor, dated April 11, 2004, as Parcel B-1, containing 7.364 acres, more or less, and Parcel B-2, containing 0.806 acres, more or less, recorded in the Clerk's Office in Deed Book 1128, Page 684, being a portion of the property described according to metes and bounds by plat of survey made by Michelle Biller, Land Surveyor, dated February 11, 2004, containing 10.030 acres, recorded in the Clerk's Office of the Circuit Court of Shenandoah County, Virginia, in Deed Book 1116, Page 443. Said real estate will be sold subject to such conditions, restrictions and easements of record to the extent that they may be lawfully applied to the property. Real estate taxes shall be prorated as of the date of sale.

This property is two parcels of open unimproved land, to be sold separately and together and to be sold at the highest total price.

TERMS: Cash. A bidder's deposit of $24,000.00 in the form of cash, certified or cashier's check may be required from any bidder, with settlement within thirty (30) days from the date of sale. Purchaser shall pay all costs of title examination, recording costs (excluding Grantor's Tax) and conveyancing which shall be by Special Warranty Deed. If the Purchaser defaults, the Trustee reserves the right to forfeit the deposit, re-advertise and sell the property at the risk and cost of the defaulting Purchaser, or the Trustee may avail itself of any legal or equitable rights against the defaulting Purchaser. The property shall be sold as is, without warranty of any kind. The Trustee reserves the right to amend or supplement the terms of the sale by verbal announcements during the sale and modify the requirements for bidder's deposit.
