All that certain real estate lying and being in Stonewall Magisterial district, Shenandoah County, Virginia, more particularly described according to survey of Michelle Biller, Land Surveyor, dated May 26, 2009, plat of which is recorded in the Clerk's Office of the Circuit Court of Shenandoah County, Virginia, in Deed Book 1455, Page 949, and shown thereon as Tract l, containing 3.583 acres, more or less; and being a portion of the real estate conveyed to Raymond L. Estep and Anne L. Estep, husband and wife, from William H. Logan, Executor under the Last Will and Testament of David Kibler, deceased, bearing date on the 17th day of November, 1956, and recorded in the Clerk's Office of the Circuit Court of Shenandoah County, Virginia, in Deed Book 187, Page 304. The said Anne L. Estep died on November 14, 2000, whereupon said real estate passed to her husband, Raymond L. Estep, pursuant to the survivorship provisions of the aforesaid deed. The said Raymond L. Estep died testate on May 12, 2008, and by the terms of his Last Will and Testament, recorded in the aforesaid Clerk's Office in Will Book 125, Page 855, he authorized and empowered his Executor to sell his real estate.

Reference is made to the above mentioned deeds and records, and to the references therein referred to for a more particular description of the real estate herein conveyed, and for further derivation of title.

AND BEING that real estate conveyed to Jeffrey Scott Funkhouser by Robert A. Estep, Executor of the Estate of Raymond L. Estep, deceased, by Deed dated the 1st day of July, 2009, and recorded on
July 13, 2009, in the aforesaid Clerk's Office in Deed Book 1459 Page 15.

TERMS OF SALE: ALL CASH. To bid on the Property, a bidder's deposit of $10,000.00 must be delivered by each bidder other than SARDON, L.C., a Virginia limited liability company (the "Lender") or an affiliate of the Lender to the Substitute Trustee prior to the commencement of the sale. The deposit shall be by certified or cashier's check drawn on a financial institution acceptable to the Substitute Trustee and the Lender. The high bidder will be required to increase the deposit in an amount necessary to equal ten percent (10%) of the highest winning bid within five (5) calendar days of the Sale Date. The deposit, without interest, will be applied to the purchase price at settlement or returned to the unsuccessful bidders, as applicable. The balance of the purchase price will be due by certified check or immediately available funds at settlement. Settlement in full shall be made within thirty (30) calendar days from the date of the Sale Date.

This sale is further subject to all conditions, rights-of-way, easements, and reservations contained in the deeds forming the chain of title to the Property, and subject to any and all liens, including, but not limited to, any Federal tax liens, and any right of redemption of the Internal Revenue Service, filed and unfiled mechanics' and materialmens' liens, to the extent that any of the foregoing may lawfully apply to the Property or any part thereof and take priority over the liens and security interests of the Deed of Trust.

BIDDERS ARE STRONGLY ENCOURAGED TO FOLLOW CDC GUIDANCE AND WEAR A COVER OVER BOTH NOSE AND MOUTH AND PRACTICE SOCIAL DISTANCING AT THE AUCTION. The Substitute Trustee reserves the right to amend or supplement the terms of the sale by verbal announcements during the sale, to modify the requirements for bidders' deposits, to withdraw all or part of the Property from the sale prior to the commencement of bidding and to conduct such other sales as the Substitute Trustee may determine in its discretion.
