VALUABLE REAL ESTATE UNIMPROVED PROPERTY

In execution of a certain Deed of Trust dated April 8, 2011, recorded in the Clerk's Office of the Circuit Court of Shenandoah County, in Deed Book 1524 at Page 718, default having been made in payment of the debt secured thereby, and being required to do so by the lienholder, the undersigned Trustee will offer for sale at Public Auction on May 7, 2018 at 10:00 a.m., the real estate known as Lots 3 and 4, Arbutus Hill Subdivision, on that certain plat prepared by W. P. Whitmore, Certified Land Surveyor, dated April 26, 1963, recorded in the Shenandoah County Circuit Court Clerk's Office in Plat Book 6 at Page 76, and further shown as a single consolidated lot on that certain plat prepared by Michelle Biller, Land Surveyor, dated January 28, 2005, recorded in the aforesaid Clerk's Office in Deed Book 1191 at Page 428, the new lot being designated "Lot 3A", containing .693 acre, more or less, and being the identical real estate conveyed to the debtors by virtue of a Deed dated May 20, 2005, of record in the aforesaid Clerk's Office in Deed Book 1211 at Page 974. Reference is further made to a Septic Certification Letter dated February 4, 2005, from the Commonwealth of Virginia, Virginia Department of Health, Shenandoah County Health Department, of record in the aforesaid Clerk's Office in Deed Book 1191 at Page 425. The property is located on State Route 654 (Zion Church Road).

The property shall be sold subject to all easements and restrictions of record, if any, as the same may lawfully effect the real estate.

TERMS OF SALE:
Cash, the successful bidder may be required to post a deposit, in the form of a Certified, Cashier's Check or official bank check, in an amount not less than 10% of the successful purchase price.
